Is A Termite Management System Required Where You Are Building?
In Victoria your local council decides whether an area is termite declared. Where a site sits in a declared area, a termite management system is required for new building work under the National Construction Code, and it has to comply with AS 3660.1.
Around 70% of Victorian municipalities are declared. There is also an earlier deadline than the slab: your building surveyor needs to see the proposed system before the permit issues, so it is worth raising at design stage. What is a pre-construction termite barrier?
A termite management system installed while the building is going up, before the slab is poured. It can be a physical barrier at the slab edge and service penetrations, a chemical barrier treating the soil, or a combination of both, installed to AS 3660.1.
When does the termite barrier need to be installed?
Before the slab is poured. If you are working to a slab date, call us as soon as you have one so we can book you in without holding up the pour.
Do I need a termite barrier for an extension?
Usually yes. The new footprint needs its own protection and it has to tie in with whatever is already under the existing house.
What termite paperwork do I get at the end?
A certificate and a report issued on completion, covering the reporting and certification required under AS 3660.1. A durable notice also gets fixed to the building, usually in the meter box, recording what was installed, when, and by whom. Keep both. That notice is how anyone later, including you, finds out what protects the house and when it is due for inspection.
How much notice do you need before the slab pour?
The earlier the better. Call us when you have a slab date and we will tell you straight away whether the timing works.
Can a termite barrier be done after the build?
Not in the same form. Once the slab is down, protecting the building means retrofitting around what is already there, which is more work and never as complete.
